报告指出 国内房价短期持续回落

Real estate prices are expected to cool in Beijing and Shanghai, and in lower-tier cities this year, anew report said.

一份最新报告称，预计今年北京、上海和二、三线城市的房产价格将会有所降温。

The Blue Book of Real Estate, released last Monday by the Chinese Academy of Social Sciences (CASS), said that house prices in first-tier cities are unlikely to bounce back in the short term.

中国社科院上周一发布的《房地产蓝皮书》称，一线城市房价短期将难以出现反弹。

The report also predicted that housing prices in Beijing will keep going down, even as new growth points emerge in cities around the capital.

该报告还预计，即便北京周边城市房价出现新的增长点，北京的房价也仍将继续走低。

The rental market will become the major focus in cities such as Chongqing, Guangzhou and Nanjing.

租房市场将成为重庆、广州、南京等城市的主要焦点。

The experts said the current ways to cool down the red-hot market, including limits on the house purchases and housing loans, are only suitable as a short-term solution, but are not good for the property market's long-term healthy development.

专家称，目前我国以限购和限贷等方式为红火的地产市场降温，但这只适合作为短期的解决方案，并不利于地产市场长期健康的发展。

"The nation's real estate market is in urgent need of long-term reforms," said Wang Yeqiang, are searcher at the Institute for Urban and Environmental Studies of the CASS.

社科院城市发展与环境研究所研究员王业强表示：“我国房地产市场急需进行长期改革。”

According to Wang, there is still enough room for an increase in the interest rate for mortgages.

王业强称，目前仍然有足够的空间来提高抵押贷款的利率。
